Dear Quail Vista Homeowners, We are writing to formally bring to your attention several ongoing issues within the community that are affecting both safety and the overall quality of our living environment. These concerns have been observed repeatedly and have become a growing issue. 1.Vandalism – There have been multiple instances of vandalism within the community, including defacement of property and damage to shared spaces. This is not only a violation of community standards but also poses a financial burden for repairs. 2.Throwing Rocks in Parking Lots – Rocks have been thrown into parking areas, which could potentially cause damage to vehicles and create safety hazards for residents walking through these spaces. 3.Broken Glass within the community – The presence of broken glass in various areas, including the pool area, poses a serious safety hazard. This creates a significant risk of injury, particularly for children and other residents who frequent these shared spaces. 4.Litter and Trash Throughout the Community – An increasing amount of litter has been observed in common areas, walkways, and green spaces. This not only detracts from the community’s appearance but also attracts pests and decreases property value. We kindly request that each homeowner take immediate steps to stop this behavior and address these concerns.   We appreciate your attention to this matter.  

Please see the email below for important reminders.    Friendly reminder, holiday lights and decorations must be removed within (15) days after the holiday. If you have not already done so, please remove all holiday lights and decorations.   Thank you to everyone that joined in displaying holiday lights and decorations. There were many homes in the community that looked wonderful, and we are looking forward to seeing next year’s decorations!   Holiday Lighting and Decorations Temporary holiday lighting and decorations are permitted. They may be placed in the yard and on the house 30 days before the holiday and must be removed within fifteen (15) days after the holiday. Lighting and decorations must not be a nuisance to neighbors.        

Attention:  Quail Vista Village Homeowners      We want to inform you that landscaping services will be suspended for December and January. It is common practice to let soil rejuvenate after consecutive years of planting Winter Rye grass, therefore; we have suspended Winter Rye  for this season. We have also experienced high required maintenance costs including several major water main breaks. THE PAVING PROJECT IS HERE  This is the week of the Asphalt Restoration Project.  Please see the attached map to better understand the order of the project. Please be sure to park along Inverness or at least in the areas NOT being worked on that day.     Project Dates:  Oct 2-3 for Yellow       (Prep Area on 2nd,  Paving Asphalt on 3rd) Oct 5-6 for Red           (Prep Area on 5th,  Paving Asphalt on 6th) Oct 9-10 Green           (Prep Area on 9th,  Paving Asphalt on 10th)

Quail Vista Homeowners, Just to clarify... Six years ago the two buildings along Inverness were repaired and repainted.  Because of that, they are not scheduled to be a part of this repair and paint project.   Thank you

Quail Vista Villas The HAO Board has hired a small construction company to repair all of the stucco and to repaint the buildings of the Community.  This project will be getting started soon.  The project will include the back patio's of each unit.  Please move any items that are currently up against the patio walls so the workers can access your walls.  This project will take a several weeks to complete but we appreciate your patience and your cooperation as we work the neighborhood. Thank You

Quail Vista Villas 2023 Annual Meeting - Thursday, March 23, 2023 @ 6:00pm    Mark Your Calendar for the Quail Vista Villas Annual Meeting.  This March the meeting will be held in person at the Pool Area.  Meeting is scheduled to start at 6:00pm and should not last more than one hour.  More information will be sent out in the next couple of weeks.

The QVV Hoa Board will be meeting at the Heywood Management office in Gilbert for the November 3rd HOA Board Meeting.  Please feel free to join the meeting in person.   Heywood Management (42 S. Hamilton Place, Gilbert AZ 85233)

We noticed the pool turning green just before the holiday weekend and contacted the pool cleaning company immediately. It turns out the main pump broke and that is what led to this issue. The pump and filters have since been repaired and cleaned and they are working. Unfortunately, the pool chemicals will take another several days to regulate and even out. So, until then, there is a secondary lock on the pool fence so no one can enter the pool area except for the pool company, as they work to get it back into a clean and swimmable state. We will do our best to get it open again just as soon as possible. The moment we do, we will send an email to all homeowners and residents (those that we have email addresses for) letting them know it is open for use again.   POOL CLOSURE The pool will be cleaned and is in the process of having work completed. What we originally thought was a small fix turned out to be a bigger issue. Originally, we just had to make repairs to the pool pump. That repair was finally fixed but when the tech went to turn on the equipment, we had another issue. They found that the pool filter pump now has a large leak in it, and we will need to get a new pool filter installed. This work has been approved to be completed as soon as possible and will start today - Friday May 20th. Once the work is completed it will take roughly another week for the pool to be fully cleaned. We are trying to move as fast as possible to have these issues resolved. We will continue to keep everyone updated as more information is received. We apologize for the inconvenience and appreciate your patience as we work to make the necessary repairs.   Thank you,   Heywood Management
